Real Penang waterproofing rates — RM 8 per sqft basic acrylic top-up through RM 32 per sqft PU/PVC system. Brand + warranty matters more than the headline price.

Waterproofing in Penang costs RM 8 to RM 32 per square foot installed, depending on substrate, membrane type, and the warranty you want behind it. Penang's monsoon hits twice yearly (April-May + September-November), the salt-air corrosion is constant, and most condo + shophouse leaks trace to under-spec waterproofing from the original build. This guide breaks the cost into the four contexts that drive 80% of Penang waterproofing jobs.

The four jobs

Flat roof / concrete deck — RM 12-28 per sqft installed

The most failure-prone surface on most Penang buildings. Tropical UV degrades membranes faster than temperate climates; salt + humidity attacks bonding. Typical scope:

  • Hack out failed membrane + remove cement screed where saturated (RM 3-6 per sqft)
  • Apply primer + 2-3 coats acrylic OR roll PU (polyurethane) OR torch-on bitumen
  • New protection screed (cement + sand, 25-40mm) optional but extends life
  • Optional: ceramic tile finish for walkable rooftops

Membrane choice drives the cost:

  • Acrylic (cheapest): RM 12-16 per sqft. 5-7 year warranty. Re-coat every 5 years.
  • PU (polyurethane): RM 18-24 per sqft. 8-12 year warranty. Better UV + flexibility.
  • Torch-on bitumen sheet: RM 22-28 per sqft. 12-15 year warranty. Best for large flat areas; needs experienced installer.

Balcony / planter box — RM 10-22 per sqft installed

Smaller surfaces, fiddlier detail work (drains, wall-junctions, planter corners). Same membrane choices as flat roof, but labour is higher per sqft because of the geometry. Most condo balcony leaks trace to failed waterproofing under tile — usually 8-15 years after the developer's original install.

Typical scope:

  • Hack tile + screed (RM 4-7 per sqft)
  • New membrane (acrylic or PU)
  • New screed + tile (RM 18-32 per sqft installed for the tile alone — see our tiler guide)

Total RM 35-60 per sqft installed for the full hack-rebuild including new tile. The waterproofing portion alone is RM 10-22.

Bathroom / wet area — RM 14-32 per sqft installed

Premium-grade membranes because the consequence of failure is downstairs damage to your neighbour. PU or PVC sheet is the standard:

  • PVC sheet membrane (Sika, Bostik, Aquaproof Heavy): RM 22-32 per sqft. 10-15 year warranty. Inspection-friendly (visible at corners before tiling).
  • Cement-based + flexible PU topcoat: RM 14-22 per sqft. 8-12 year warranty. More common in mid-tier renovations.

This includes:

  • Floor + 1.8m wall height waterproofing (full shower zone)
  • Drain + outlet collar waterproofing
  • 24-72 hour pond test before tile-over (water sits at 50mm depth; no drop = pass)

Skipping the pond test is the #1 sign of a contractor cutting corners. Insist on it.

Basement / below-grade — RM 22-45 per sqft installed

Rare in Penang (most properties don't have basements), but applies to: shophouse under-stair storage, condo parking ramps, half-basement laundry rooms. Negative-side waterproofing (applied from inside) is what works after the building exists. RM 22-45 per sqft because:

  • Crystalline-cement systems (Xypex, Penetron)
  • Multiple application coats
  • Cure + test time

For new-build basements, the developer's original positive-side membrane should cover it. If it's leaking after a few years, that's a developer-defect claim worth pursuing before commissioning your own remediation.

What pushes price higher

Substrate condition

A cracked, oily, or contaminated substrate adds RM 2-5 per sqft in surface prep. Test: dampen the surface; if water beads up rather than absorbing, contamination is present.

Detail count

Each penetration (drain, pipe sleeve, conduit) is a potential leak point. Quotes that say "all drains included" should specify a count — RM 80-180 per detail point above 4 is fair.

Warranty length

Most Penang contractors offer 5 years standard. 7-10 year warranties exist but require:

  • Specific membrane brand (usually Sika, Bostik, or Aquaproof Heavy)
  • Manufacturer's accredited installer
  • Annual inspection at year 3-5

Premium warranty adds RM 2-4 per sqft + the cost of annual inspection (RM 200-500 per visit).

How to compare quotes

Three things that make quotes apples-to-apples:

  1. Membrane brand + product code. "Bostik 38" vs "Sika SikaProof A" vs "Aquaproof Heavy" are different products. The first two are spec-grade for wet areas; the third is more commonly used for roofs.
  2. Number of coats + thickness. A "2-coat" PU system at 1.5mm total thickness is the minimum. Spec-grade is 3-coat at 2mm. Cheap quotes specify "as required" — translation: 1 coat, hope for the best.
  3. Pond / flood test included. Bathroom + balcony quotes should always include a water test before tile-over. Roofs are harder to test but should have a 48-hour rain check.

Timing

Pre-monsoon (March + August) waterproofing books out 4-6 weeks ahead. Mid-monsoon you can't do it — substrate is wet. Post-monsoon (December + February) has the most contractor availability and the best chance of catching every existing leak under controlled inspection.
