Terms of use

Plain-English rules for using this directory. We’ve tried to keep it short and concrete. The headline points: we’re a discovery surface, not a marketplace; we don’t take a cut of jobs; and any contract is between you and the contractor, never between you and us.

Who we are

Penang Renovations is operated as a Malaysian sole proprietorship by the website owner (referred to in these terms as “we”, “us”, or “the directory”). Contact: penangrenovations.com@gmail.com. Registration details are available on request and disclosed on receipt of any formal complaint or legal correspondence.

What this directory does, and doesn’t do

Penang Renovations lists renovation contractors, interior designers, and home-service trades operating in Penang state. We show you who exists, surface verification signals (SSM number, CIDB grade where applicable, review history), and route you to the contractor’s own contact channel, typically WhatsApp or phone.

We are not a party to any work or transaction between you and a contractor.We don’t handle quotations, hold deposits, escrow payments, mediate disputes, guarantee completion, or take a commission on jobs. Once you contact a contractor through the directory, the contract, verbal or written, is between the two of you. Our liability is limited to the directory itself, not the work performed by anyone listed in it.

Acceptable use: homeowners

You may:

  • Browse listings, read cost guides, and use search/filter UI
  • Contact contractors via the methods displayed on their listing (WhatsApp, phone, contact form)
  • Leave a review only if you have actually engaged the contractor on a project. We tag every review with its verification method, so anonymous or untraceable reviews are removed
  • Report inaccurate listings, suspicious reviews, or bad experiences via penangrenovations.com@gmail.com

You may not:

  • Submit reviews for work you didn’t actually receive (including reviews submitted on behalf of friends, family, or competitors)
  • Scrape the directory or use automated tools to harvest contractor contact details in bulk
  • Misrepresent yourself when contacting contractors (e.g. posing as a homeowner to gather competitor pricing)
  • Use the directory for any unlawful purpose under Malaysian law

Acceptable use: contractors

If you claim a listing on the directory, you agree to:

  • Provide accurate SSM business registration details, and CIDB grade if applicable, for the verification step
  • Keep your listing factual (services offered, suburbs covered, contact methods, established date) and update it when material things change
  • Never solicit, post, or pay for fake reviews; never review your own competitors
  • Respond to homeowner inquiries within a reasonable time. Featured-tier contractors commit to a 24-hour response SLA; persistent breach is grounds for tier removal
  • Comply with Malaysian consumer protection law in any work undertaken with homeowners discovered through this directory

We reserve the right to suspend, downgrade, or remove any listing, claimed or unclaimed, for breach of these terms, with or without prior notice depending on severity. Suspended contractors receive a written explanation by email and a chance to appeal within 14 working days.

Listing sources and accuracy

Listings come from two sources: contractors who actively claim their listing (verified, badged), and a baseline of auto-imported listings from public sources such as Google Maps, SSM lookups, and CIDB classification rolls (unclaimed, marked as “Auto-imported”).

We make a reasonable effort to keep auto-imported data accurate, but we don’t guarantee it. If you spot a listing that is wrong, outdated, duplicated, or pulled from a business that no longer operates, email penangrenovations.com@gmail.com with the URL and the issue. We respond within 1–2 working days.

Reviews policy

Every review on the directory is tied to a verification method (WhatsApp confirmation, invoice upload, or manual contact). If a review can’t be tied to a verifiable booking, we don’t publish it. We reserve the right to remove or edit reviews that are defamatory, contain personal information, are part of a brigading attempt, or breach Malaysian law on free expression.

Contractors may respond publicly to reviews of their own listing. Threatening, retaliating against, or attempting to identify anonymous reviewers off-platform is grounds for immediate listing suspension.

Paid features and refunds

The base directory is free to browse for homeowners. Contractors pay for visibility tiers:

  • Claim, RM 99 one-time. Covers manual SSM/CIDB verification work plus edit access to your profile. Non-refundable once verification has commenced (which we treat as the point at which we begin checking your SSM number against the SSM e-Info registry).
  • Featured, RM 99/month or RM 990/year. Top-of-category placement, Featured badge, lead inquiry form, response SLA. Cancel anytime; no refunds for partial months but billing stops immediately.
  • Premium, RM 299/month or RM 2,990/year. Featured benefits plus suburb-trade exclusivity (max 1–3 Premium contractors per suburb). Same cancellation terms as Featured.

Your statutory rights under the Malaysian Consumer Protection Act 1999 are not affected by anything in this section. If you believe we’ve charged you in error, contact us and we’ll investigate within 5 working days.

Intellectual property

The directory’s structure, design, editorial content (cost guides, FAQ, About/Trust pages), and aggregated data are owned by us. You may link to any public page on the directory without permission, including for commercial purposes: we want links. You may not copy substantial portions of editorial content verbatim into your own publications without attribution and a link back.

When you submit content to the directory (a claimed listing, a review, photos), you grant us a non-exclusive, worldwide, royalty-free license to display, distribute, and adapt that content for the purpose of operating the directory. You retain ownership; you can request removal of your own content at any time.

Termination

You may stop using the directory at any time. Contractors with claimed listings may request listing deletion by emailing penangrenovations.com@gmail.com from their registered business email. See the FAQ for what we delete and what we retain.

We may suspend or terminate access for material breach of these terms, with notice except in cases of clear abuse (spam, fake reviews, harassment of other users) where notice may be omitted. Suspended contractors retain the right to appeal in writing.

Liability

The directory is provided “as is” without warranty of fitness for a particular purpose. We make no guarantee that any listed contractor will accept your job, complete it on time, or perform it to a particular standard. Verification confirms the contractor’s registration, not the quality of their work.

Our total liability to any user for any claim arising from use of the directory is capped at the total fees that user has paid to us in the preceding 12 months. Nothing in these terms limits or excludes liability that cannot lawfully be limited or excluded under Malaysian law, including liability for fraud or for death or personal injury caused by negligence.

Changes to these terms

We may update these terms from time to time. The “Last updated” date at the top of this page reflects the latest version. Material changes will be flagged via the directory’s contact email or, for claimed contractors, via the email on your listing record. Continued use after a change constitutes acceptance.

Governing law

These terms are governed by the laws of Malaysia. Any dispute that can’t be resolved amicably falls under the non-exclusive jurisdiction of the Malaysian courts in Penang. We encourage informal resolution first. Most issues are settled within a single email exchange.
